Freelance designers, when approached for work, what information do you typically need?

Hi everyone,

I'm looking to hire a designer in the near future to generate some concepts for a side project (website) of mine. I'm curious what you think is ideal information to help a designer understand the goals of the project and deliver a stellar design.

User stories? Target audience information? Competitors' websites? Sites I like that are similar to what I want? General description of the look and feel I want? Goals of the website? Site map?

I'd like to package this all up into a single document that I can hand over to the designer to give them a jump start. Obviously there will need to be more communication than that, but I figured it could be something that they'd reference.
