Honest Question (not asking for free work!)

Does anyone have any idea what to do here? Clever furniture placement? Rip out walls and start over? This pool house is actually the original home building from the 1950s and is beautiful. I'd like to make it a nice guesthouse or do something else nice to it, but from the awkwardly placed basement stairs (that entire space is open) to the wasted space in the bathroom entrance, to the fireplace in the middle of everything... it's legitimately tough. Not sure what to do.
